Landlords of DOOM - Drunk Monk - 01-27-2019

Do any of the rest of you own property that you rent out?  Well, we don't quite own Castle Macbeth - still got years on that mortgage - but since we've moved to the Cruz, we've been renting it.  In 5+ years, we've been through 4 property managers and maybe half a dozen tenants - I've lost track. Our last tenants were horrible. The often paid late or fell short like some odd amount - $47 short or something. And there were strange complaints, like one of our double-paned window broke from a falling trellis outside but only the inner pane cracked? The husband drove a truck for Bimbo bakery, can't remember what the wife did.  They divorced while still in our house and took it out on our house.  So much damage - weird stuff too.  Both sinks were scarred very strangely, cracked and scratched towards each drain as if they were pouring some acid down it.  All the doorstops and smoke alarms were gone, and many of the hinges were missing pins.  The house was wired so every room had access to whatever it was they were accessing.  The carpets were strangely stained.  Very suspicious, so weird that I reached out to some of my moer nefarious friends to see if it was due to a meth lab or something. When we finally got them out, their deposit was only a tiny fraction of the repairs.

We replaced all the sinks, redid both bathroom mirrors and counters, re-tiled, installed new rugs, repainted, fixed some dry rot in two places (that was anticipated wear) removed several large trees, including two native pines that I had planted that grew gigantic, so much so that they were both threatening the neighbor's house, installed a new dishwasher and stoves, a new lamp, fixed the fireplace...I even fixed the pom door that Greg cut in our wall and stained it to look nice again...I think that's it. It cost a fortune.  Plus we've been paying double rent for nearly 5 months. We've been spending that time working on the house, hiring contractors, fixing stuff.

I've been putting off posting about this here because I didn't want to jinx it.  These last months have been ridden with bad luck while we upgraded.

I'm happy to say we just got a new tenant in and a raised rent (we're right across the bridge from facebook so prop value is good for us).  It's a couple with a 5-year-old kid, a dog and some cats. We wanted pets because our yard is big for pets, and a kid because we built an elevated fort for Tara when she was young.  Fingers crossed that they are good tenants.  Our new property manager is okay, although he did charged us a little more than we thought he said he would.

We were just thinking that things would be getting back to normal after these landlord tribulations, and now, my mom.  It never ends.

Until it ends.

Nope, I just rent. I’m sorry to hear that you have had nightmare tenants and incompetent managers.

RE: Landlords of DOOM - Greg - 01-28-2019

Ugh. Tenants.

My parents have some property. They've had good luck with both. No major issues.

We can contractors because I'm about to get my house re-floored and repainted in preparation for selling. But nothing like the nightmare you describe.
